How Lindhout & Daamen turned one sold house into valuations down the street
Overview
Lindhout & Daamen is an estate agency in Amersfoort. A sale above asking price is the best advert an agent has, but it usually reaches the neighbours as a sign in the garden and nothing more. Flyers went unread, and there was no way to tell which homeowner had actually been curious.
Yotru mailed every address in the street within days of a sale: a house in your street just sold, in 19 days and above asking. Each card carried a personal note from Bas Lindhout on the back and a unique QR to book a free valuation. We handled the address list, design, print and PostNL delivery.
The challenge
Every sale makes the street curious, and that curiosity fades within weeks. Lindhout & Daamen needed to reach the neighbours while the sign was still in the garden, with something more personal than a flyer and a way to see who responded.
The solution
- Pulled every address in the streets around each sold house.
- Designed a front with the sale and the agent at the door, and a back with a personal note signed by Bas Lindhout.
- Gave every card a unique QR to book a free, no-obligation valuation, so each booking traced back to one address.
- Printed each run and handed it to PostNL within days of the sale, through Yotru.
The result
- 500 cards delivered across the streets around recent sales.
- 13% of households scanned their unique QR code.
- 26 valuations booked, several from owners who had not planned to sell yet.
- A street mailing after every sale is now a fixed step for the agency.
“After a sale the neighbours always wonder what their house is worth. Now the answer is on their doormat that same week, and we can see exactly which addresses want to talk.”

The sale is the message
The front said what the whole street was already wondering about: a house here just sold, in 19 days and above asking. Next to it, the agent who sold it, at the door with the sign.
Three short lines underneath took the risk out of replying: free, within a week, and fine if you are not selling yet.

A note from the agent, not a flyer
The back was a short note addressed to the residents of that street and signed by Bas Lindhout himself, with a QR to plan an appointment.
That is the difference between a card people keep on the counter and a flyer that goes straight into the paper bin.
On the doormat while the sign is still up
Timing was the point. Every run went out within days of a sale, while the neighbours were still talking about it.
Each QR belonged to one address, so the agency knew which households had looked before anyone picked up the phone.

Printed and handed in the same week
Lindhout & Daamen approved the template once. For every new sale, Yotru pulled the addresses, printed the cards and handed them to PostNL.
The agency did nothing but sell the house.
